The rules of the road for using the InstaOffice platform and the services we provide through it.

1. Acceptance of terms
These Terms & Conditions (“Terms”) govern your access to and use of the InstaOffice website at instaoffice.in, along with any associated mobile sites, communications and services (collectively, the “Platform”). By visiting the Platform, submitting a lead form, requesting a tour, listing a space, or otherwise engaging with us, you agree to be bound by these Terms.
If you do not agree with any part of these Terms, please do not use the Platform. We may update these Terms from time to time; the “Last updated” date above reflects the most recent revision. Continued use of the Platform after a revision constitutes acceptance of the updated Terms.
2. About InstaOffice
InstaOffice is a workspace marketplace that helps individuals and businesses discover and engage workspace options across coworking spaces, managed offices, commercial leasing, virtual offices, day passes, meeting rooms and event spaces. We operate in Bengaluru, Mumbai, Delhi NCR and other Indian cities and partner with verified operators, property owners and consultants to surface curated options.
We are an information and lead-routing platform. Unless explicitly stated, we are notthe owner, lessor, sub-lessor or operator of any workspace listed on the Platform. Final contracts, payments, deposits and occupancy terms are between you and the space’s operator/owner.
3. Eligibility
You must be at least 18 years old and capable of entering into a legally binding contract under applicable Indian law to use the Platform. If you are using the Platform on behalf of a company or other legal entity, you represent that you have authority to bind that entity to these Terms.
4. Use of the Platform
You agree to use the Platform only for lawful purposes. You will not:
- submit false, misleading or fraudulent information through any form on the Platform;
- impersonate another person or misrepresent your affiliation with any entity;
- attempt to access non-public areas of the Platform or interfere with its security;
- use automated systems (bots, scrapers, crawlers) to extract data without our written consent;
- upload viruses, malware or any code designed to disrupt the Platform;
- use the Platform to send spam, solicitations or otherwise harass other users or our staff.
5. Listings, prices and availability
Information on the Platform (including descriptions, photos, amenities, capacities, prices and availability) is provided by partner operators or compiled from publicly available sources. We make reasonable efforts to keep this information accurate but do not warrant that it is complete, current or error-free at any given moment.
Prices displayed are indicative starting points and may change based on configuration, tenure, lock-in, location and other commercial factors. Final pricing is confirmed by the operator at the time of booking.
6. Lead capture and consent
When you submit any lead form on the Platform (including the “Get best price”, “Book a tour”, “Share your requirement”, “List your space” or quick assessment flows), you consent to InstaOffice and its authorised partners contacting you by phone, SMS, email or WhatsApp to discuss your requirement, even if your number is registered on the National Do Not Call (NDNC) registry.
You may withdraw this consent at any time by writing to info@instaoffice.in.
7. Bookings, payments and refunds
The Platform itself does not charge end-users (members) a brokerage or service fee for connecting with workspace operators. Booking, occupancy, security deposit, lock-in, notice period, refund and other commercial terms are between you and the workspace operator and are governed by the operator’s own agreement with you.
We are not responsible for refund disputes, deposit recovery, billing errors, service interruptions or any other commercial matter arising from your arrangement with an operator. We will, however, use reasonable efforts to help facilitate communication between you and the operator if needed.
8. Listing your space
If you list a property on the Platform via the “List your space” flow, you represent that you are the owner of the property, a duly authorised representative of the owner, or hold a valid leasehold/sub-leasehold interest permitting commercial sub-licensing.
You grant InstaOffice a non-exclusive, royalty-free, worldwide licence to display the property details (description, photographs, location, pricing, amenities) on the Platform and in associated marketing material for the purpose of generating enquiries. You retain ownership of the underlying content.
Onboarding, commercial split, payout cadence and exclusivity terms (if any) will be confirmed in a separate operator/partner agreement before a listing goes live.
9. Intellectual property
The InstaOffice name, logo, marks, designs, software, page layouts and original content (excluding operator-supplied listing data) are the property of InstaOffice and its licensors. You may not reproduce, distribute, sell, modify, reverse-engineer or create derivative works from any part of the Platform without our prior written consent.
10. Third-party links and content
The Platform may contain links to third-party websites (operator pages, Google Maps, WhatsApp, payment partners, etc.). We do not control these third-party sites and are not responsible for their content, privacy practices or availability. Your interaction with any third-party site is governed by that site’s own terms.
11. Disclaimers
The Platform is provided on an “as is” and “as available” basis. To the maximum extent permitted by law, InstaOffice disclaims all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy of listings, uninterrupted availability and non-infringement.
We do not guarantee that any specific space, price or commercial term shown on the Platform will be available at the time of your enquiry.
12. Limitation of liability
To the maximum extent permitted by applicable law, InstaOffice, its directors, employees and partners shall not be liable for any indirect, incidental, special, consequential or punitive damages, lost profits, lost data, lost goodwill or business interruption arising from your use of the Platform or any reliance on information displayed on it. Our aggregate liability in any matter arising from or related to your use of the Platform shall not exceed Indian Rupees Ten Thousand (INR 10,000).
13. Indemnification
You agree to indemnify and hold harmless InstaOffice, its affiliates and their respective officers, directors, employees and agents from any claim, demand, loss or liability (including reasonable legal fees) arising from your breach of these Terms, your misuse of the Platform, or your interactions with any operator, owner or other user contacted through the Platform.
14. Governing law and dispute resolution
These Terms are governed by the laws of India. Subject to mandatory consumer protection laws, any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts at Bengaluru, Karnataka.
