Six Office Fit-Out Mistakes That Are Hard to Reverse

Office fit-outs are where strategy meets concrete. Some of your choices can be swapped later for a few lakhs and a weekend's work. Others cost crores to undo. Here are the six to think hardest about.

1. Cabin-to-open ratio

Walls are expensive to put up and to take down. If you over-cabin, you'll waste 30% of floor area on under-used private rooms. If you under-cabin, your senior team will feel exposed. Get a hybrid hot-desking and quiet-room strategy right up-front.

2. Cable management

Cheap raised flooring vs cable trays vs in-floor conduit — once it's done, it's done. Pay for the better option. Re-pulling network cable is a nightmare.

3. HVAC zoning

If you have one HVAC zone for a 5,000 sq ft floor, half your team will always be cold and the other half hot. Multi-zone is more expensive but transformative.

4. Power load

Engineering teams now have laptops + dual monitors + sometimes a desktop. That's 200–300W per seat. Some older office buildings struggle with this. Audit before you sign.

5. Lighting

Bad office lighting is the most expensive headache in tech. Spend on indirect, glare-free fixtures with good CRI. Replacing afterwards is painful.

6. Acoustic treatment

Bare-concrete-and-glass offices look beautiful in renders and sound awful in real life. Budget for acoustic panels, soft surfaces and zoning at design time, not as remediation later.

The meta-rule

If you're doing your own commercial fit-out, hire a workplace designer (₹50–150/sq ft) who has done this 10+ times. They will save you 10× their fee.
